Sun-faded seams on a flat roof, a sheet that has shrunk back from the parapet, a patch that no longer sticks: each one points to a roof system, and each system ages in its own way. West Jordan, UT roofs face cold nights, snowmelt and strong summer sun, so the system on a building matters as much as the date it went on. We install, repair and maintain each of these roof systems, and every recommendation starts at the roof, not at a catalog.

The walk records what the roof is, what has moved and where a small test would settle a question, which keeps a repair line or a replacement scope tied to findings that can be repeated.

More About Roof Systems

Single-ply: TPO, PVC, EPDM and KEE

Single-ply sheets are welded or bonded at the seams, and seam condition is the first thing a roof walk checks. TPO and PVC are heat-welded, EPDM is bonded or taped, and KEE is a PVC-based sheet used where grease or chemical exposure is a concern.

Each sheet fails differently. Welds open where the surface was dirty, bonded laps lift where adhesive aged, and shrinkage pulls the membrane off flashings at walls. The repair line follows the cause.

Layered: modified bitumen and built-up

Multi-ply roofs trade speed for redundancy. Modified bitumen and built-up roofing stack plies and surfacing, and the walk looks for blisters, cracked surfacing and lap edges that have lifted after repeated freeze-thaw.

Both families shed water well when drains are clear, and both hold it when a low spot forms. An infrared scan and a core sample locate wet insulation under either one, and it is removed before the surface is closed.

Metal: standing seam and retrofit

A standing seam metal roof sheds snow quickly and relies on clips, seams and trim, while a metal retrofit can cover an aging roof when the structure and insulation allow it. Fasteners, laps and edge trim get the closest look.

Snow load and sliding snow are the questions on metal. Snow guards, trim attachment and the roof edge below a long slope all get a look, since a quick snowmelt on a sun-facing slope can send a sheet of ice across the eave.

Foam and coatings: spray foam, silicone and acrylic

Spray foam adds insulation and a continuous surface, and silicone and acrylic coatings extend the life of a sound roof. All three need dry substrates, which is why moisture mapping comes before any liquid-applied work. Utah's 2024 energy code, in force statewide from July 1, 2026, may change insulation on a replacement.

Liquid systems fit best when the membrane is sound and the insulation tests dry. A coating over wet board hides the problem for a season, so the roof walk and the moisture map come first.

Commercial Roofing Questions

How do I know which system is on my roof?

A roof walk reads the surface, seams and fasteners, and a small core sample confirms the layers underneath.

Does one system last longest in the valley?

No single system wins everywhere. Exposure, drainage, foot traffic and maintenance matter as much as the sheet.

Can a new system go over an old one?

Sometimes. A recover needs dry insulation and a sound deck, and core samples show whether the roof qualifies.

How much does winter weather change which system I choose?

The valley's snow and freeze-thaw pattern, shown in the Salt Lake City airport normals, favors systems that handle ponding and cold seams, and the roof's own exposure fine-tunes the choice.
