Commercial Roofing at Bangerter Highway and Redwood Road, Bluffdale, UT
A brown ring that spreads across one ceiling tile the week after a thaw, two suites away from the nearest rooftop unit, is how a roof over several small tenants tends to announce trouble. Bluffdale, UT identifies the intersection of Bangerter Highway and Redwood Road as a neighborhood-scale center and gateway, and the city says the area could support office, mixed-use office and retail development. Its 2022 economic strategy also sets a corridor plan for 14600 South between I-15 and Redwood Road. A building at a busy corner like that has people parking close to the door, so water that gets in is noticed within a day. We start where the snowmelt leaves the roof, follow the low spot back to the open seam, loose edge or blocked drain bowl that feeds it, and mark what is sound, what has moved and where a small test would settle the question.
What failed first: the parapet base and its single drain
When a roof is wrapped in a parapet, water has one or two ways off, and the edge is where the trouble begins. A scupper set a little high leaves a shallow pond against the wall, and a drain bowl packed with grit does the same thing faster. The pond leans on the base flashing, and the first weakness it finds is a sealant joint that dried in the sun or a termination bar that loosened in the cold. We press each termination by hand, look for daylight under the cap, and measure every scupper opening against the pipe it feeds, since a throat narrower than its downspout backs up in the first real melt.
A bead of sealant over a lifted flashing lasts a season. A new strip of flashing with a secured top edge, tied into dry membrane, is the repair that outlasts it, and our flashing failure repair work starts from that standard. If the wall base itself has pulled away, the fix reaches past the visible gap to the substrate behind it.
Drainage and melt: snow with nowhere to go
Salt Lake City International Airport's long-run normals for the valley show repeated winter snowfall, a cold season of freezing nights and warm summers. On a parapet roof that pattern has a simple consequence: snow stays put until the sun softens it, then the melt has to find a drain before the night freezes it again. If the bowl is already full of ice, the water backs across the membrane and lands on the nearest seam. On a sun-facing slope the snow melts by day and refreezes at the shaded edge by night, and that cycle can lift a membrane edge a fraction at a time.
Summer adds the opposite stress. A dark membrane in full sun runs hotter than the air around it, stretches through the afternoon and draws back after dark, and the laps, corners and curb bases carry the movement. A hairline gap in August is often the open seam the next thaw finds, which is why a drain and scupper check in spring and again before the first snow is the cheapest work a roof like this gets.
Roof-walk notes: a short roof with a lot of detail
A roof over a handful of suites packs its detail into a small area: a parapet cap on every side, a few rooftop units on curbs, vent pipes, a hatch or ladder landing and a drain at each low corner. The walk is quick and nearly every foot of it counts. We photograph the cap joints and the counterflashing above the wall base, the curb corners and the service path between units, the membrane under the hatch, each strainer and overflow, and the seams within a few feet of every penetration. The notes tie each photograph to a sketch, so the next visit compares like with like.
For a landlord with several small buildings, a yearly commercial roof inspection in that same format makes the capital plan easier to write, because the roofs line up side by side.
Repair line: when a patch is enough and when to plan
A patch holds when the membrane around it is sound and the new edge has clean material to bond to. When the same corner has been patched twice, when insulation reads wet or when the deck gives underfoot, the repair line moves outward, and we write the new boundary down with the reason and with whatever stays hidden that could change it. On a small roof, a full replacement can be finished quickly enough that it deserves a price next to a run of repairs.
Price and timing follow the number of layers, the amount of wet insulation, the count of penetrations, how materials reach the roof and what each suite below needs. Rooftop units are the other deciding factor. If a tenant change will move a curb or reroute a line, doing that work before a new membrane goes down avoids cutting into fresh roofing a year later.
Seasonal timing: a tight lot at a busy corner
A corner lot has little room for a lift and a delivery truck, and its customers park close to the entrance. We ask the property manager about entrances, delivery times and neighboring tenants before choosing a day, bring material in small loads and keep the staging area away from the front door. Adhesives and welds have temperature limits, so a section is opened only when it can be closed with a dry-in plan before the crew leaves.
A spring check after melt catches what winter did, and a fall check clears drains before snow. Owners with other Bluffdale roofs can book them on the same day, for example at Wardle Business Park or in the Point Crossing Regional Core.
Next check: what to send before the visit
A roof sketch, the suites that reported water, the dates, repair invoices and any list of tenant equipment help us tie findings to locations. If a stain shows in a corridor or above a ceiling grid, name the room so the walk starts nearest to it. Photographs of the stain, with the date written on a sheet of paper in the frame, and of any earlier patch you can reach from inside save the first visit a good deal of searching. Name the room, the dates and the route to the roof, and we will explain how the next walk will run and what it has to prove before the repair line is drawn. Owners with buildings near Riverton or Herriman can send those addresses with the first request.
Commercial Roofing Questions
Why does a leak show in a different suite from the damage?
Water runs along the deck and insulation before it drips. The suite with the stain may be well away from the entry point, so we trace the path back up the slope to the roof.
Is sealant a lasting fix at a parapet?
Rarely. A bead covers a gap for a season. A flashing strip with a secured top edge, set into sound membrane, lasts far longer.
How many repairs before replacement makes sense?
There is no fixed number. If one area keeps leaking after repair, or the insulation is wet, we price both routes from the same findings and the owner compares them.
Can a small roof be finished in one visit?
Often, depending on size, layers and weather. The dry-in plan comes first, so the building is closed up at the end of each day.
What changes the insulation in a replacement?
Utah's 2024 building and energy codes took effect July 1, 2026. Permit staff confirm which edition governs the application, and the energy code can change the insulation in the scope.
